Behind everything we do is a committed team of people who truly care. We bring our full selves to the table—open-minded, collaborative, and ready to improve our park experience in any way we can.
Since we are a Resident Owned Mobile Home Park, we are self-ruled as opposed to landlord ruled, so members all have an opportunity to help our park run smoothly by taking a turn at the voluntary positions that the Board of Directors offers. We elect board members at our annual park meeting every fall. No previous experience is necessary. Just bring a desire to see our community flourish!

Meet current President - Bob Camacho
Bob has been a resident here for 3 years. He has served on the Board as Treasurer, Vice President, and now President. Bob chose this park due to its great location as well as the fact that it is Resident-owned.
His thoughts for our future? Bob hopes that we can keep the lot fees low, and he’d like to be part of developing more resident activities here. Bob’s also got his eye on the 6 undeveloped acres in the park.
We currently do not have a Vice President.

Meet current Secretary - Sue Mongeon
Sue has been a resident here for just over a year. This is her first time residing in a Mobile Home Park, and she’s enjoying getting settled in to this quiet and peaceful community. At last fall’s annual meeting, Sue became a Manager at Large, and this January she was elected by the Board to take over the position of secretary. She’s enjoying her place on the Board and looks forward to helping this community develop even more.
Her thoughts for the future? Creating more places of interest on Park property with things like walking trails, creating a welcoming area for sitting down by the pond and gathering on common grounds for seasonal social events.
Meet Maintenance & Operations Director - Brian McGrath
Brian has lived in the park for more than 2 years. He chose this park for the affordability, the location and the community.
His thoughts for the Park’s future? He wants to do his best to keep the cost of living here low.
Meet current Treasurer - Bob Gouin
Bob has been a resident here since 2013. He and his partner had been renting an apartment, and they moved here for more privacy and to own something that would increase in value. They were attracted to the location and the scenery and wildlife that it affords, as well as the cost of renting the lot, but they soon found themselves becoming founding members of the now resident owned community. Initially the park goals that Bob was involved with were improving the water system and the private roads here in the park. With the other new founding members, Bob set out to help keep the Lot Fee low
His thoughts for our future? Bob is still invested in keeping our rents low, and he is eager to be part of a team that helps develop a better and stronger sense of community as well as more space for community activities.
Meet Manager at Large - Sheila Lambert
Sheila has lived at Wayside for a little over a year. When living in Arizona, she was Secretary to a condo association. She lived with her husband in a 55+ park in Fitchburg, and when rent got too high, they moved to Wayside, having been familiar with this park when her in-laws had lived here. An interesting detail is that her husband had grown up on Clark Road on a family farm. This is Sheila’s first time on this Board. She hopes that in the future more residents will attend the Board Meetings, which are a lot more interesting than you might think! She also shares the vision for the park to become more unified with social events and improvements like a walking trail and seating down by the pond.
Meet Manager at Large - Harold LeDuc
Harold has lived in the park for 16 years and chose this park for the the affordability.
His thoughts for the Park’s future? Harold is very interested in doing everything we can to keep the infrastructure and facilities here up to date and functioning at their best. He, also, wants to see the Lot Fees remain reasonable and affordable, a much easier task in a Resident-owned Park like this one.
Meet Manager at Large - Peter Zopes
Peter has lived in Wayside Park roughly two years, but he’s not new to Shirley and has fond memories of the town. He is a veteran public high school teacher, teaching US History and Government and still has a few years to go before retiring.
His thoughts for our future? Peter has a true vision for how public areas in the park can be utilized to make this community more connected. Developing trails and sitting areas down by the pond, and using mowed common ground to foster gathering places, both sponsored functions and impromptu visiting, are all part of his hopes for the Park’s future.
President
Serves as Chair and presides over all meetings
Responsible for day to day administration of park concerns
Performs all duties necessary to accomplish the directives of the Board of Directors

Vice President
Shall attend all meeting
Shall preside over all meetings in the absence of the President
Shall report on the activities of the President when the President cannot attend a meeting
Secretary
Keep the records and the Bylaws of the park
Responsible for distributing the Bylaws to the park Members
Keep a record of all meetings of the Directors and Members
Post Meeting Notices
Type Park-related correspondences
Maintain Membership & Resident lists
Treasurer
Has charge of all of the funds of the park
Responsible for all disbursement and collections
Maintain all financial records & statements, including previous Fiscal Years
Prepare the books for examination monthly
Managers at Large
Attend & participate in meetings
Acts only under authorization of the Board
Supports decisions made by the Board
Help to assure that the Board meets all Bylaw requirements
Maintenance & Operations
Oversee maintenance of grounds and infrastructure
Solicits bids on contracted services
Maintain vendor list
Update Capital Improvement Plan
Maintain annual maintenance checklist
Maintain maintenance budget
